Design-build focuses on combining the design, permit, and construction schedules in order to streamline the traditional design-bid-build environment. Too often clients search for a competent contractor, then rely on their imagination to create something that you might like. In some cases contractors who get in over their heads will consult with an architect. The ability for a contractor to effectively translate a clients needs to the architect is very rare. Most contractors are not trained to be able to consult in the capacity of an architect, this increases the possibility of design flaws. US Home is committed to assigning an architect to guide the project every step of the way. Our architects and design team members pride themselves on their ability to produce unique living spaces with maximum livability.

OUR PROCESS:

I. Schematic Design (first step)
Gather and analyze
Formulate a detailed “program”
Establish the budget

II. Design Development (second step)
Brainstorming and exploration
General layout, form and overall appearance
70% to 80% of the design work will be complete.

III. Construction Agreement and Negotiation (third step)
Write a contract that includes an updated cost estimate

IV. Construction Documentation (fourth step)
Blueprints and specifications are prepared which define in detail all of the materials that are to be incorporated into the project.

V. Construction (Final step)
Review the progress of the work and facilitate any changes that may be required.
Final selections of finishes and fixtures are also made here.
